High-End Design Build
Costo Construction was eneaged as Construction Manager and ultimately as the General Contractor on this high-end design build proejct. This suite had originally been designed by the esteemed Bob Ledingham.
We pointed to flooring suggestions and our clients were happy to choose this material.
This project included replacement of all flooring, painting throughout, upgraded lighting, decorative glass, custom millwork and metal trims to the already in place glass work.
We’re proud to say that we lived up to the referral, keeping our clients informed and happy along the way and delivering on our promises for timeline and budget.
Our management of this project resulted in everything our clients were hoping to achieve!

High End Design Build: The Future of Luxury Construction Through Integrated Project Delivery
In the realm of luxury construction, High End Design Build has emerged as the most effective and efficient approach to delivering exceptional projects. This model, often referred to as Integrated Project Delivery (IPD), involves early collaboration among the contractor, design professionals, and client, ensuring that every aspect of the project aligns with the desired budget, quality standards, and schedule from inception.
At Costo Construction, we prioritize early engagement with architects, engineers, and consultants—becoming stakeholders in the project early on to optimize feasibility, constructability, and overall project success. This collaborative ethos not only enhances project outcomes but also minimizes risk and maximizes value for owners seeking high-end, bespoke spaces.
What Is High End Design Build?
High End Design Build refers to a project delivery method tailored specifically for luxury, high-value projects where craftsmanship, quality, and attention to detail are paramount. Unlike traditional design-bid-build methods, the High End Design Build approach integrates design and construction from the earliest phases, fostering collaboration, innovation, and cost control.
This approach involves:
Early involvement of the general contractor
A collaborative design process with architects, engineers, and consultants
Focus on premium materials, finishes, and systems
Emphasis on schedule, quality, and owner satisfaction
The Power of Integrated Project Delivery (IPD)
Integrated Project Delivery (IPD) is the cornerstone of High End Design Build. It is a highly collaborative project model where key stakeholders—including the owner, architect, engineer, and contractor—share risks and rewards, working together from conceptual design through project completion.
Supported by industry research, IPD has been shown to improve project outcomes by reducing waste, controlling costs, and enhancing quality. According to the American Institute of Architects (AIA), IPD fosters transparency, innovation, and shared accountability, leading to higher client satisfaction (https://www.aia.org/).
How Costo Construction Embraces Early Collaboration
The Early Engagement Model
At Costo Construction, our philosophy aligns with the principles of High End Design Build through early involvement. We believe that taking on a project early—prior to the completion of design—is essential for delivering a truly bespoke high-end space.
Our process typically involves:
Initial consultation with the owner to understand vision, budget, and schedule
Early engagement with architects, engineers, and consultants
Joint feasibility studies assessing site conditions, constructability, and material options
Developing preliminary budgets and schedules aligned with owner expectations
Collaborative design reviews to optimize space, systems, and finishes
Becoming Stakeholders from the Start
By engaging early, Costo Construction becomes a stakeholder—not just a builder but a consultative partner. We review design concepts for constructability, warranty issues, insurance considerations, and material selections—providing critical feedback that influences design decisions and project scope.
