Modern Patio

Modern Patio project completed in 2006. Following a successful total interior custom condo renovation, our client asked us to customize their 3rd storey, 3300 s/f patio. This project began with the removal of 65,000 lbs. of concrete pavers in order to install the foundations for 5 separate raised custom basalt patios, a huge curved Ironwood deck and benches with storage, concrete water feature and pond. The project includes significant custom lighting and audio video, all of which are controlled via Control 4 home automation system within the residence. Landscape Design by PFS Studio.

We are very proud to say that this project was executed on time and on budget with all required municipal permits, strata approvals and to complete client satisfaction!

Modern Patio: Transforming Urban Spaces with Expert Construction and Design

A Modern Patio is more than just an outdoor space—it’s a luxurious extension of your home or commercial property that elevates aesthetics, functionality, and value. When executed with precision and expertise, a modern patio transforms an ordinary rooftop or backyard into a stunning outdoor oasis, adding both beauty and significant market value.

This article explores a recent project where we removed 65,000 pounds of existing concrete pavers from a 4th-level multi-family and commercial tower, then designed and constructed a breathtaking new outdoor space. From forming and pouring raised patios and a water feature to installing gardens, lighting, and entertainment systems, our team more than doubled the space’s value in just 90 days. We’ll also highlight how working with seasoned professionals, especially a certified construction manager, ensures project success.

The Challenge: Removing 65,000 Pounds of Base Building Concrete Pavers

The project began with a massive teardown: removing 65,000 pounds of existing concrete pavers from a 4th-floor multi-family / commercial tower. These pavers, weighing several tons, had been in place for years, serving as a durable outdoor surface but now outdated and deteriorated.

The Removal Process

Strategic planning**: We created a logistics plan to safely remove and transport the heavy pavers, minimizing disruption.
Use of specialized equipment**: We employed large-scale excavators fitted with hydraulic breakers and heavy-duty dump trucks to carry away debris.
Weight management**: The removal process involved careful balancing to prevent structural stress on the building’s rooftop and support systems.

Forming and Pouring the New: Raised Patios and Water Features

With the old pavers removed, the next phase was to reimagine the space—forming and pouring five raised patios and a stunning 40-foot water feature, designed to serve as the centerpiece of the outdoor transformation.

Forming and Pouring

Design precision**: Our team worked with landscape architects to develop detailed forms for the patios and water feature, ensuring aesthetic appeal and structural integrity.
Structural reinforcement**: We incorporated rebar and post-tension cables where necessary to support the weight of the new structures, especially over the rooftop.
Waterproofing**: Proper waterproofing was integrated into the water feature’s basin to ensure durability and prevent leaks.

Pouring with Concrete Pumpers

To deliver concrete efficiently from the main road to the tower rooftop, we utilized concrete pumper trucks. These specialized trucks allowed us to:

Pump concrete over long distances and elevation
Up and over the building’s railings and barriers
Achieve a smooth, uniformly poured surface with minimal waste

Installing Gardens, Decking, and Fire Features

Beyond structural elements, we focused on creating a luxurious outdoor environment—installing gardens, fire features, lighting, audio, plants, and trees to craft a welcoming, functional space that more than doubled its initial value.

Gardens and Landscaping

Selected drought-tolerant plants and native species to ensure sustainability
Designed lush garden beds, planters, and green walls
Integrated irrigation systems for low-maintenance care

Ironwood Decking and Fire Features

Installed high-end ironwood decking for durability and aesthetic appeal
Incorporated modern fire features—fire pits, fireplaces—that serve as focal points and social gathering spots
Used fire-resistant materials and proper clearances to meet safety standards

Lighting and Audio

Installed LED lighting to enhance ambiance and security
Integrated audio systems for outdoor entertainment

The Role of a Certified Construction Manager in Project Success

Managing a project of this scale requires meticulous coordination, technical expertise, and a focus on safety—all hallmarks of a certified construction manager (CCM).

Why Certification Matters

A CCM brings industry-leading knowledge in project planning, risk management, and quality control. Their leadership ensures:

Precise scheduling to meet aggressive timelines
Proper management of safety protocols
Quality assurance at every phase
Effective communication among stakeholders
